Recently restored and refurbished 200 year-old barn situated within 5 acres of private land reached by a 100 yard-long, gated tarmac drive, offering excellent family accommodation for up to a maximum of 5 people.
The barn is situated in the corner of a 5 acre field with its own private garden, barbecue area with picnic furniture and plenty of parking space for cars and boats. The property has been carefully and expertly restored and is centrally heated with full hot and cold water supply.
Lounge / Kitchen area
kitchen has sink, large tiled work-surface, ceramic hob-oven unit, large fridge, freezer, microwave, dishwasher. Lounge is equipped with TV, video, comfortable leather sofa, dining table and chairs, additional seating etc.
Main Bedroom
This is adjacent to the lounge area and has a double bed with pine bedroom furniture and a built-in wardrobe.
Bathroom/laundry area
Fully-tiled bathroom with extractor fan and recessed lighting. The suite comprises toilet, washbasin and shower. There is an airing cupboard containing washing machine and tumble dryer, ironing board and iron.
Large bedroom - with twin beds, pine bedroom furniture and clothes hanging rail.
The Garden
The barn is situated in the corner of a 5 acre field. It has its own private garden with barbecue area and picnic furniture and has extensive views over the surrounding countryside.
With a gated entrance, the garden is safe and spacious for children to play in.
There is plenty of parking space for cars and boats.
All Electricity and LPG fuel are included in the price.
Duvets, blankets and pillows are supplied BUT NOT BED LINEN ( i.e.sheets, duvet covers, pillow-cases), TOWELS or TEA-TOWELS.

Location
This part of Wales is an area of outstanding natural beauty, and is much renowned for its secluded beaches, ideal for sailing and other water activities. The surrounding countryside is excellent for walking, and Snowdonia with its spectacular scenery and more challenging terrain is less than an hour's drive away.
The property is situated in Bwlch Tocyn near Abersoch, and is convenient for local amenities, including shop and nearby restaurants.
Pwllheli with it's world class marina is only 6 miles away.
The best and quickest route is to take the A55 North Wales Expressway. Follow the A5 around Bangor. Take the A487 to Caernarfon.
At Llanwnda take the A499 to pwllheli and on to Abersoch. Go round the one-way system in Abersoch village and follow the signs to Bwlch Tocyn. At Sarn Bach take the road sign posted Bwlch Tocyn and go along that road for 200 yards. Turn left up the hill and just past the local P.O./shop.
The rear entrance to the property is on your rightand a wooden sign says "Bwlch Tocyn Farmhouse", go through the gate into the field.
Local Area
Bwlch Tocyn is wonderfully located on the secluded Llyn Peninsula, the jewel in the Welsh Scenic Crown. Llyn starts at Pwllheli and reaches out to Bardsey Island, forming an "Area of Outstanding Natural Beauty" offering many areas protected by the National Trust as Wales' Heritage Coastline. Slightly south of the village of Abersoch near the town of Pwllheli, Bwlch Tocyn is easily reached from the main routes into North Wales. Great beaches, internationally recognised sailing waters, pleasant climate and beautiful scenery, all set in the heartland of the Welsh language - provide a special combination.

• Bike rides - There are some beautiful bike rides in and around Abersoch which are highly recommended.
• Bird watching - Abersoch is popular for bird watchers because of the breath taking wildlife which is an integral part of the Peninsula.
• Boating/sailing - Being 350 metres from the sea, it is ideal for people with boats. There are several beaches where boats can be launched.
• Fishing Trips - There are some excellent positions for fishing where Bass and Mackerel can be caught. Organised fishing trips are available from the village on a regular basis.
• Golf - There is an impressive 18 hole links course situated closeby, which welcomes visitors to play a round of golf. Also we can hire golf clubs to clients.
• Horse riding - There are a number of very good horse riding stables in the area which offer various activities including riding lessons.
• Surfing - Abersoch is famous for the surfing conditions which tourists take advantage of when visiting. This also posted on the Abersoch web site.
• Beaches and Swimming – Abersoch boasts high quality beaches and clean swimming conditions. If heated swimming pools are preferred then Pwhelli and Portmadog each have leisure centres with good facilities. Abersoch has a European Union Blue Flag.
• Walks - The Llyn Peninsula has some magnificent walks and approved foot paths. We have maps and travel directions.
• Water activities/water skiing – Water sports are one of Abersoch's main attractions. Various items of equipment related to water sports are available for hire in the village
• Pwllheli Marina – Recently host to world class sailing championships and has also hosted other major water based competitions. The marina is 15 minutes drive from Abersoch and is well sign posted.
• Restaurants – Abersoch has a great variety of eating places ranging from high class hotels, Italian, Mexican, Indian restaurants, cafes, bistros, Pub food, fish 'n' chips and a high quality tea shop. There are also some top quality hotels in the area.
• Shops – The village has an interesting variety of food, gift and clothing shops on the main street.
