Special Policies
Terms and conditions for Ross House: 1. A deposit of £100 per week towards the price is required to confirm bookings. For bookings at Christmas and New Year a deposit of £200 per week is required. The deposit is non-refundable subject to the terms of Condition 9 hereof. 2. The balance of the price and a refundable damage deposit of £100 or £200 for Christmas and New Year are payable 4 weeks prior to arrival. 3. Reasonable electricity and heating use are included within the rental price. 4. Broadband is available for limited use only. Extensive downloading of films and music files is not permitted. 5. Smoking is not permitted indoors. Pets are allowed only upon request at the time of booking. 6. A maximum of 8 people can occupy Ross House. 7. Keys are available from 4pm (16:00 hrs) on your arrival date. Prior to your holiday please contact the owners to advise of your estimated time of arrival and to make arrangements for collection of keys. 8. Ross House to be vacated by 10am (10:00hrs) on departure date to allow for preparation for the next guests and the right is reserved to charge for all reasonable losses incurred by the owners as a result if the guests have not left by this time. 9. If cancellation is made after the balance of the price is paid we will endeavour to re-let Ross House for that period and if successful will refund all amounts paid less the deposit. In the unlikely event we have to cancel the booking we shall refund all amounts paid in full and final settlement of the contract. It is recommended that guests arrange holiday cancellation insurance. 10. Guests shall be liable for any loss, damage or injury, caused, by them or any member of their party. The damage deposit is returnable within 2 weeks of the date of departure less the cost of making good any loss or damage to the owners property or the cost of extraordinary cleaning. Ross House will be in a clean condition on your arrival and the guests must leave it in a like condition. All breakages or damage must be reported prior to departure. 11. The owners reserve the right to cancel the holiday let with immediate effect in the event of material non-compliance by the guests or any member of their party with these conditions or serious misconduct within the property. In the event of material non-compliance of these conditions by the owners the contract will be treated as at an end and all amounts paid refunded to the guests. 12. The guests accept Ross House is used and let for the purposes of a Holiday let only and is to be occupied as such as defined in Schedule 4 to the Housing (Scotland) Act 1988 and the guests acknowledge that this is the case and that the guests do not have any security of tenure. 13. The guests undertake to leave Ross House secure if left unoccupied during the period of the let. 14. The owners and/or their agents have the right to enter Ross House at any reasonable time for the purpose of inspection, repair work and other necessary purposes. 15. The owners, their agents and employees accept no responsibility for loss, injury or damage to any member of the guest's party or their property howsoever caused arising in any manner of way due to the actions and/or negligence of the guests or member of the guest’s party or other third party unconnected to the owners. 16. The owners have taken all reasonable care to ensure the accuracy of website entries and other marketing literature etc and all information is provided in good faith and is believed to be correct. 17. This agreement does not affect your statutory rights and the agreement between the owners and the guests shall be governed by and construed in accordance with the Laws of Scotland and shall be subject to the jurisdiction of the Scottish Courts.Availability
