This is an extraordinarily private and peaceful spot, tucked in a sheltered wooded valley alongside the chattering waters of the River Harbourne and frequently visited by a variety of wildlife including egrets, dippers, buzzards and the occasional fox. The cottage is set in its own attractive well-stocked garden and the spacious, airy upper level sitting room is warm and sunny and enjoys beautiful, picturesque views to wooded hills and adjoining meadows where lambs gambol in the spring. The village of Harbertonford is a half mile stroll along a riverside country lane from this peaceful retreat, and 3.5 miles from the historic market town of Totnes. Centrally situated, it is not far to both the spectacular South Devon coast and the dramatic wilderness of Dartmoor.

Front door to small hallway. Narrow stairs to very spacious and attractive living room with exposed old oak purlins and a wood burner. This lovely room is well furnished with a sofa, chairs, dining table to seat 6, and a flat screen TV with DVD. There are French windows that open to a charming South West facing balcony, provided with table and chairs, and overlooking the adjoining meadows. Adjacent small kitchen with electric cooker, microwave and fridge. There is a washing machine, tumble dryer and second fridge in the carport outside. On the ground floor there are two bedrooms. A delightful double bedroom with antique 4ft 6in bedstead, built-in wardrobe and very pretty views from the window. The twin bedroom over looks the front garden and has 2ft 6in single beds that can be zip linked to form a large double. Bathroom with bath, overhead power shower, basin and WC.
Outside: The cottage is approached by a bridge over the river, through a gate into a communal courtyard area alongside the mill. Attractive enclosed front garden with a private carport alongside. Guests are welcome to go through the owners garden to sit or play by the river.
