Calamansac forms the western headland of Port Navas Creek overlooking the Helford River. The houses stand in 30 acres of woodland, remarkable for spring flowers. The woods drop down to Port Navas Creek to the east and Helford River to the south and west. It is secluded, 7 miles from Falmouth and close to the village of Port Navas. Access is by a steep private road, about half a mile long, leading from the centre of the village. Calamansac provides a unique opportunity for launching dinghies at all states of the tide and in any weather. There is a road through the wood to a slipway and a safe anchorage with a lock-up boat house for storage of gear. Sail Loft 2000, purpose-built, is designed to maximise enjoyment from the 1st floor living accommodation of the superb view of the river to Merthen Woods, towards Polwheveral and Frenchman''s Creeks. There are walks through Anemone and Bluebell woods, Camelia, Hydrangea and Rose plantings. The house is heated and hot water provided by oil fired boiler with alternative heating for the living room by clearview wood-burning stove Oil fuel, logs and electricity are all included in the letting charge A telephone is in the entrance lobby. Free Membership of Port Navas yacht club where meals are also available, is included. Trengilly Wartha is within 2.5 miles and serves very good food. HALL : Telephone, drying cupboard and dogs' cot under table. SHOWER ROOM/UTILITY ROOM : (suitable for wheelchair users) is equipped with WC, shower, wash basin, heated towel rail, washing machine and drying racks. LIVING AREA : The Kitchen, divided from the dining area by a serving counter, is equipped with 4 ring / 2 oven electric cooker with smoke canopy and extractor fan, microwave, toaster, dishwasher and heated towel rail. Dining area seats up to 8. The SITTING AREA : focuses on the wonderful view, comfortably furnished with sofa and arm chairs, wood burning stove, TV and video. GROUND FLOOR BEDROOM 1 : Double bed, wardrobe, dressing table, stool and mirror. Superb view of the Helford River. BEDROOM 2 : Single bed, wardrobe and bedside table.
