This is a “fairy tale” OAST HOUSE, set in the extensive grounds of a Tudor Manor House. 
It consists of two large (17ft diameter) round towers, which were originally used for drying hops for beer making during the late 19th century. However, hop growing did not prosper in East Sussex as it did in Kent, and the buildings became used only as barns. 

A large extra barn was added to store grain in the early 1900’s. When my grandfather bought the whole property in 1908 he decided that the oasts would make an ideal dower house for his widowed mother, and it was converted to a house in 1911. The two towers were divided in halves, providing two large circular upstairs bedrooms, and two large downstairs reception rooms. The added “barn area” now forms an attractive double bedroom upstairs, with bathroom and another small bedroom and separate w.c. Downstairs a really delightful kitchen. Also downstairs is a shower room and cloakroom with w.c. and washbasin. 

The house is up a driveway of about 350 yards, which makes it very peaceful and safe for children. Visitors have the use of part of the grounds including a large lawn area, with badminton set up in the summer. They also have shared use of the hard macadam style tennis court and exotic swimming pool. For dog owners there is a problem as the farmer’s horses graze almost up to the windows! There is a fence of course, but it not actually possible to enclose the whole Oast House garden. It is important therefore that dogs be kept on leads when not in the house. Fresh vegetables and our own free-range eggs are usually available.

IN A CABIN IN THE OAST HOUSE GARDEN
“State of the art” Arctic spa bath seats 4 to 6 people. The temperature is constantly maintained at 35C so it’s always ready to use. This spa is solely for the use of visitors to the Oast House.

THE ACCOMMODATION  
GROUND FLOOR:
Quite large entrance hall, with coat cupboard, with long mirror inside. Brick floor. Staircase somewhat dominated by a life-size portrait of my mother painted in 1917 and hung there ever since!
 
Circular dining room (17’ diameter) with light parquet floor, yellow velvet curtains and unusual furniture:- Two curved tables fitting the rounds, and a circular table in the centre, chairs of course complete the scene. 
 
Circular living room (17’ diameter) with light parquet floor and attractive working fireplace. Comfortable chairs, card table, music centre, colour TV and radio, Also DVD and a VCR available on request. Predominant colours here are lightwood and greens. There is a door out onto the patio and garden.
There is a comfortable settee that opens into a 4ft double bed. Comfortable inflatable double bed in this room. 
 
 
Kitchen (16’ by 16’) A delightful “country style” kitchen, with green tiled floor and light oak fitted units either side. At one end stands a stripped pine dresser, which displays the china you use and in the centre is a magnificent light oak table that can seat 12. There are five windows (one in front of the sink) that give you a constant view of the green outdoors. On the practical side there is a double oven electric cooker, fridge freezer, washing machine, tumble dryer, dishwasher, microwave filter coffee machine and iron and ironing board. There is ample kitchen equipment for 12 people. Outside the back door is a large built-in barbecue.
 
There is a ground floor shower room, with good mixer shower and wash basin.  There is also a separate cloakroom with toilet and wash basin.

UPSTAIRS
4 bedrooms! Two enormous (17’diameter) circular rooms, one with magnificent four-poster bed (4’6”).  This is the only room that has darker wood furniture in keeping with the bed. The other a “family room”, one 4’6” double bed and two 3’ single beds. The third bedroom is 12’ x 12’ and has stripped pine furniture and 3’ twin beds plus a 2’6” divan. The little bedroom is 10’ x 6’ and has a 3’6” bed. The bathroom is normal with wash basin, shaver point, toilet and bath. 
The bath has a hand held “telephone” shower attached to the taps. There is also an airing cupboard and an immersion heater for emergencies. On this floor is another cloakroom with wash basin and W.C. There is one extra folding bed available on this floor. Hair dryer, iron, radios and usually an extra T.V. are all provided. 
 
The overall atmosphere of the house is of stripped pine, oak and other woods with a warm country-style of furnishing fabrics, mixed with attractive wallpapers. The lighting is also attractive, with dimmer switches and spotlights and some nice lamps. A very comfortable house. 
 
The oil-fired boiler is in a room outside to eliminate noise. It provides constant hot water and central heating throughout. Rental includes oil to a limit of £80 p.w. and all household equipment: use of our indoor heated swimming pool and your own private Jacuzzi.
 
Rental does NOT include ELECTRICITY (meters are read on arrival and upon departure) or cleaning on departure (see booking form). 
Logs are available in the woodshed near the house at £2 per sack - you just pay if you use them. A cot is available on request, plus high chair if required. No extra charge. Deposit re-breakage and extras normally about £100 per week/end (for terms see booking form).
