The Woolloft is a superb conversion of a traditional Lakeland bank barn which was originally used to store fleeces. It is part of the original 17th century farm buildings. It was originally converted. by the present owners for their own use but for the last few years it has become a very popular holiday let. There are marvellous mountain views from every room in this two-storey building. The upper floor spacious living room has a superb Lakeland stone fireplace and an open beamed ceiling. The furnishings are in traditional cottage style. Being a typical Lakeland barn, it nestles into the mountainside and enjoys a lower and upper ground floor; both having outside access.
The living room on the upper ground floor has patio doors leading to the patio and the lower ground floor has its front door leading out from the hall way. There are windows on all three sides of the Woolloft and one can enjoy the magnificent mountain scenery from all rooms.
The Woolloft, although very spacious, has a very intimate atmosphere with open oak-beamed ceilings on both floors.
The Woolloft has full central heating throughout. With 60cm thick cobblestone walls, and double-glazed cottage style windows, this property is as popular in winter as in summer.
Many of our guests who have stayed in all three properties, especially those with growing families, love this property. There are fitted wooden stair gates top and bottom of the stairs. It is also very popular with couples who come here with friends.
On the lower ground floor are two well-appointed ensuite bedrooms. The double room has a comfortable double bed with firm mattress, built in wardrobe, chest of drawers and bedside cabinets.
The ensuite bathroom has a bath, wash basin with shaver point above, bidet and toilet. There is also a separate shower room between the two bedrooms, complete with small wash basin and shaver point. Each bedroom has a television.
In addition a separate WC can be found under the stairs. The kitchen/dining room leads directly off the living room on the upper ground floor. The fully fitted spacious kitchen/dining room has a dishwasher, washer/drier, fridge, freezer, toaster, coffee machine, food mixer and a microwave. All pots, pans, cutlery and crockery are provided.
Each bedroom has a television.
Lay in bed and look out to superb mountain views; (part of this view is on the map page). In addition a separate WC can be found under the stairs. The twin- bedded room has twin beds with space for a cot or a put-u-up bed (with a quality wood slatted base) for the 5th person if needed. The bathroom has a wash basin, toilet and a bath with a shower over the bath. Each bedroom has a television.
Our cottages are very popular and some weeks get booked from year to year. (Yes some of our guests have been coming for up to 12 years and some come several times a year). If you have a particular week in mind then please book early. Please note the Woolloft is let from Friday - Friday.
Woolloft Facilities
This cottage is fully centrally heated and is mostly double glazed. The open coal fire will be laid ready for you to light. A free hod of coal is provided. All beds are made up for your arrival so that all you need to bring with you are clothes, tea towels, food and beverages. If you are travelling from abroad and short of luggage space or forget, we can provide towels and tea towels. The electricity for this cottage is meter read , the LPG. hot water and central heating charges will be calculated on your departure morning.
Amenities
We have new amenities for guests in the cottages to enjoy, a lockable bike shed, use of a large drying room, a coin operated Nordic sauna and payphone these are situated in the quiet deluxe (English Tourism Council graded four stars) walkers’ hostel on the farm. We also have a barbecue and picnic hampers available for your use for those warm summer evenings.

We have installed wireless broadband for those needing to keep in touch with their office etc...
Also we now have membership to the Langdale Country Club should you fancy a swim, sauna, solarium, steam room and if that's not enough there's also the fitness room, beauty treatments etc...!
Bathroom
The adjacent bathroom has bath with shower over, WC and sink.
Washer & Drier
A washer/drier is located in the kitchen. The hot water and central heating charges will be calculated on your departure morning.
Fuel Supplies
We can supply coal, (and logs when available) plus additional firelighters here on the farm. Our charges for these are based on a division of what we pay for them. At 2003-4 prices we charge £3.00 per hod of coal , £2.75 for a level skip of wood when available). These prices are subject to change.
Garden
The Woolloft has an adjacent walled patio garden with garden furniture and barbeque area. Parking is available alongside the patio garden.
Maps & Walk Plans
Maps and walk plans are loaned with pleasure from our library. We just ask for a donation towards the Tourism Conversation Partnership which helps to restore the Lakeland's footpaths.
Short Breaks
Our cottages tend to be nearly as popular in winter as they are in summer this means that while we are happy to do short breaks for people they tend to be in short supply. Do give us a ring and see what we can do.
Telephone
Please note that at present there is no reliable reception for mobile phones in all parts of the Lake District. However our new reception telephone mast does allow Orange and Vodaphone to operate well here. There is also payphone in the Hostel foyer which all guests are welcome to use.
Outdoor Gear/Shopping
Don’t buy your outdoor gear before you come here as the Lake District has the best selection of shops you will find anywhere in Britain.
Extras
We can provide a travel cot and highchair a no extra charge. (Please ensure to bring your baby's bedding). Please also let us know your requirements when booking.
We live on the farm ourselves and manage and maintain the properties personally. We take great care to see that the properties are cleaned and maintained to a high standard and it is of course very reassuring to our guests that should anything go wrong during your stay we are here to put it right straight away! No absent landlords or agents to battle with!
About the three properties available
Three traditional cottages, superb location, fabulous views, on a farm in centre of the Lake District. Open fires, central heating, off road parking and dogs are welcome. Lean out of the windows, talk to the sheep, feed our chickens and ducks. Lakeland's best walks from door. Resident owners on site. Being so centrally located in the centre of the Lake District means all local attractions, services, shops and fabulous walks are so close and handy to access. We have a drying room, telephone and sauna on site for all our guests. Arrival time any time after 16.00, departure by 10.00. Cots and highchairs are free.
Baby backpack carriers and pushchair can also be loaned but we do ask for a donation towards the Tourism Conservation Partnership which helps to restore the Lakeland's footpaths, visitor access and wildlife habitats. All linen is included in the price; dogs are £17 each per week (please let us know what breed dog you have). All you need to bring are your clothes, food, towels and tea towels; although those travelling by public transport or coming from overseas can borrow our towels and tea towels at no extra charge. We do ask those who are arriving late after 21.00 to let us know so that we can make prior arrangements with the cottages keys any and any other special requirements. We also offer wireless broadband internet connection for those wishing to bring their computers.
Broadrayne Farm Cottage sleeps 3 This whitewashed traditional Lakeland cottage has uninterrupted mountain and valley views with its own sunny private, southwest facing garden with patio furniture and reserved parking adjacent to the cottage.
The farmhouse kitchen featured in the brochure has the true farmhouse feel. The living room enjoys wonderful views and features a traditional Lakeland stone fireplace for burning wood and coal.
The upper floor has one double bedroom and one single bedroom which has its own sink. The adjacent bathroom has a bath with shower over, WC (toilet) and sink. It is fully central heated throughout. A very popular cottage and early booking is advisable. Gas is meter read and payable at end of stay. Electricity is by £1 coin meter. Four Stars has been awarded by the Tourist Board for this property. Low season £254 to High Season £415.
The Lodge sleeps 2-3 (baby or small child) Sunny single storey stone built cottage with deep set windows, fell and valley views to south, west and north. Own sunny cottage garden with patio furniture and secure parking right outside.
The kitchen area is fully fitted and well equipped with all mod cons including a microwave. The living room area has a stone built open fireplace, a TV and is furnished in traditional style. The bathroom has bath with shower over, WC (toilet) and sink.
The bedroom has a double bed with a firm comfortable mattress. There is ample storage and hanging space. There is full oil central heating. It is double glazed throughout. A washer/drier is located in the hall cupboard with hot water tank. A super compact cottage for two, but space for a put u up bed for a child or cot available. Electricity and oil central heating is inclusive. Four Stars has been awarded by the Tourist Board for this property. Low season £254 to High Season £415.
