Upper Court is one of those Cotswold Georgian manors that everyone seems to love. The coaching archway leads into a courtyard full of flowers and topiary which is surrounded by the original coaching buildings, now converted into holiday cottages. Guests have the run of the 15 acres of garden and grounds which centre around the beautiful 2 acre lake, a wilderness that is home to a variety of wildfowl, swans, ducks and geese that all love to be fed! An ideal place for a romantic picnic or a wedding reception! Kemerton is one of several villages renowned for their beauty on the foot of Bredon Hill (famed for A.E. Houseman's poem of that name). Bredon Hill goes up to 1,000 feet with remains of an iron age fort at the top, with rewarding views of the Malvern and Cotswold Hills. On a clear day you can see 5 counties. The village shop and The Crown, a very friendly pub which serves excellent food in the restaurant, are a few minutes walk up the lane from Upper Court. The Manor and Coach House date back to 1760, the Dovecote and Watermill are earlier. The Coach House, Stables and Courtyard Cottage are the three surrounding the courtyard, providing ideal accommodation for a special occasion as they interconnect into one big house. If you want to be more private, each cottage has its own entrance and patio for eating out. You can also sit by the croquet lawn or overlooking the lake where there is a small fountain and huge lawn for games. Visitors can enjoy the pool (outside in walled garden in use June, July & August), the tennis court (tennis shoes essential), billiards (adults only) and table tennis. There is excellent clay pigeon shooting instruction on Bredon Hill and riding stables in the beautiful village of Stanton. Tewkesbury is our nearest town (4 miles) on the rivers Avon and Severn (great course fishing and boating) and Cheltenham Race Course is 7 miles. Sudeley Castle (Winchcombe) is 10 miles and Stow on the Wold and Stratford upon Avon approx 18 miles. There are many National Trust houses and gardens to visit including Snowshill Manor and Hidcote Manor Garden. Warwick Castle is 22 miles. The Manor sleeps 10 in 5 bedrooms (3 four posters, 1 twin and 1 double suite which can be double or twin) and large dinner parties can be catered for in the dining room. Coach House - sleeps 11 + cot The original Carriage and Coach House circa 1760 now make a perfect house to sleep up to 11 and seat 24+. The living room is a spacious, light and airy room with two long refectory tables, large fireplace with stove, comfy chairs and sofas. Five bedrooms (one four poster with en suite, one twin, one double, one family bedroom with double and singe interconnects to another double bedroom) and three bath/shower rooms. Courtyard Cottage - sleeps 8 + cot Bow windows and antique fireplace with iron stove in the beamed drawing room, full of character. The dining area has a refectory table that seats 8. Two bedrooms on the first floor (twin and double) and on the second floor, the loft has been converted to a family room with double and two singles. Stables - sleeps 5 Converted from the old stables downstairs and hayloft upstairs. Very pretty downstairs bedroom with ensuite bathroom and power shower. Narrow stairs to beamed hayloft with second bedroom boasting views of Bredon Hill with double and single bed and own wc and basin a few steps from the room. For larger properties of up to 24 Coach House, Courtyard and Stables combine perfectly to make one house around the courtyard. Watermill Cottage - sleeps 10 + cot A dream Cotswold stone cottage, built in 1760 and completely refurbished in 2000 to ETB 5 star standard. Private garden and patio with wonderful views of the lake. There is a huge inglenook fireplace in the sitting room and super new kitchen. Watermill has four double bedrooms (one is a family room with an additional single bed) and a single bedroom en suite on the ground floor. Two bathrooms and one shower room. Dovecote - sleeps 2 + 1 (or cot) A romantic hideaway for two overlooking the lake with open plan living/kitchen downstairs including woodburning stove. Large early 19th century four poster on the first floor and roll-top bath and shower on the second floor with extra bed at dressing room end. Garden Flat - sleeps 2 + cot Ground floor wing of the Manor which can be self-catering or bed and breakfast. Double bed which can be made into twin beds, open plan studio style bedroom with sitting room at one end. Bathroom with bath, shower, wc, bidet and basin.
