Booking Conditions
The booking of Ye Orchards (the property) is a legally binding agreement for hiring the property for a specified period. It contains rights and obligations, which are set out in these conditions, and to which you, the Hirer, agree by signing the booking form. You should only sign the booking form if you are satisfied that you understand these booking consitions and are prepared to be bound by them.
The hiring Agreement is between you, the Hirer, and the property Owner.
The person who signs the Agreement certifies by doing so that he or she has the consent and authority to agree to the terms of the Agreement on behalf of all indented occupants (including any later added). The signatory must be over eighteen (18) years of age and staying in the property during the period of hire being signed for.
Where bookings are made by telephone, they must be confirmed in writing within five days.
The booking is not treated as binding until the booking form has been received by the Owner, together with a deposit of 25% of the total cost of the hiring, and written confirmation has been made by the Hirer.
Where a deposit has been paid as above, the balance of the total cost of the hiring must be paid at least four weeks before the date on which the hiring is due to start.
If a booking is made less than four weeks before the hiring is due to start, the booking form must be accompanied by payment in full of all the hiring fees.
The Owner agrees to provide the property in a reasonable state of repair and condition, furnished in a fair and proper standard in accordance with the description in the brochure and Internet web site. They also agree to take reasonable steps to address properly and rectify as quickly as possible any problems which arise with the property during the hiring. For this to work it is important that the Hirer raises with the owner any problems as soon as possible.
The Hirer agrees to leave the property in a clean and tidy condition. This applies particularly to the bathroom, kitchen, kitchen equipment and kitchen utensils. To pay for any damage and breakages at the property and to the contents. To permit the Owner or the Owner's agents reasonable access to examine any matter of complaint raised during the hiring. Not to share the property with anyone not nominated on the booking form, or to sublet the property or assign the booking to anyone else. Not to exceed the maximum number of persons stated in the brochure and Internet web site (8) to be allowed to occupy the property. Please note that the Owner reserves the right to terminate the Agreement immediately without refund or compensation on breach of this or the previous conditions.
Domestic pets are allowed, but not more than two at once. These must be docile and well behaved. Any damage done by any pet to the property and or contents must be paid for. The type of pet and breed must be declared on the booking form. The right is reserved to terminate the hiring forthwith if there has been any material error or omission in any such declaration. Pets must not be left alone in the property at any time. Pets must not be allowed on to any bedding or soft furnishing in the property, and must be provided by the Hirer with their own bedding or blanket to protect the Owner's floor coverings and furnishings.
The Hirer agrees not to behave unreasonably towards the neighbours of Ye Orchards.
Please do not smoke in the house.
Please note that the property must be vacated by 12 noon on the morning of departure.
We wish you a very happy holiday at our house, we cannot be responsible for any accidents, nor for anything beyond our control that may upset the holiday (e.g. damage to equipment by a previous tenant and the damage not being reported in time to have the equipment repaired for your holiday) or prevent the house being available (e.g. damage by fire etc.). In the case of the latter unfortunate event, your deposit would of course be refunded in full.
Due to the fact that some visitors have not left the house in a reasonable condition we now charge an extra £50 deposit, which is returnable if Mrs. Duggan finds the house suitably clean, and there are no breakages.
Please do not move furniture unreasonably, if you do move anything, please return it to its original position before you leave.
If for any reason the booking is terminated by the Hirer, a proportion of the deposit may be returned depending on how long before the date of hiring the Hirer informs the owner. I.e. two months the full deposit, but only three weeks and the owner will retain two thirds.
