The cottage comprises small vestibule, sitting room with gas fire to the front , hallway, tiled bathroom with bath, shower and toilet, well equipped fitted kitchen , separate dining area to the rear, stairs from hallway up to landing, leading to one large double bedroom to the front and one twin bedroom to the rear.
Nominally sleeps four but a cot and sofa beds are available.

General Info
- Care The main conditions of acceptance is that the property is kept secure, good care is taken of the property and contents and that on departure the place is left truly clean and tidy as you find it. This care to include all utensils, crockery etc. If the cottage is left in a dirty condition the cost of any extra cleaning, including specialist cleaning will be charged.
- Bookings start from 4:00pm on the arrival day and end 10:30am on the departure day.
- Deposits, 20% of the rental is payable on booking. A £100 ‘refundable deposit’ may be requested with the final balance. The refundable deposit will be returned either in full or after deduction for any outstanding charges identified herein.
- The balance of the rental is payable six weeks before the holiday. If the booking is made within six weeks of the start of the holiday the full amount is payable at time of booking.
- Cancellation up to six weeks prior to the start date, if for any reason you have to cancel your booking we will immediately endeavour to re-let the property and if successful will refund the balance of your payment less a handling charge of 10% of the rental.
If cancellation is within six weeks the rental is payable in full. If we successfully re-let the property within that time the handling charge will be 20% of the rental.
There is no refund if the holiday is cancelled once it has commenced.
If you have to cancel please phone us immediately and confirm in writing the same day. All cancellations must be confirmed in writing.
- The Holiday Group must not exceed the number stated on the booking form. Any breach of this condition and party may be asked to leave the property with full loss of the ‘refundable deposit’.
- Heating & Power are charged extra by meter reading and unit rate. A guidance sheet will be provided for you to complete. Payment should be made prior to departure.
- Bed linen, sheets and pillowcases are provided. Towels, tea towels and washing up cloths need to be brought. The property is equipped with sufficient crockery, cutlery, kitchens utensils dining and easy chairs, beds and linen for the maximum people stated.
- Pets are not permitted under any circumstances. Guide dogs may be considered provided all hairs or other evidence is removed and the dog is exercised outside the property and adjoining grounds. The dog must not be allowed on any bed or item of furniture. The owner is responsible for any cleaning or damage caused by the animal.
- There is on street parking outside the front of the house, although this can get very congested at peak times of the year. Parking space for one car is available through a shared access way at the rear of the property. This may be used on the understanding that it is left there at the owners risk and we accept no liability for theft or damage to the car or contents no matter how caused; the owners of the adjacent property and their visitors have priority over use of the space. (Note: there is space for up to three cars and generally there will not be a problem.)
- Luggage and personal possessions are at owners risk at all times.
- VAT At the time of printing VAT is not applicable.
- Smoking Policy We prefer you not to smoke at all inside the cottage and insist that for your own safety and in consideration of others coming after you that you do not smoke in the bedrooms.
- If there should be any cause for complaint or accidental damage to the property and/or its contents this must be reported to us immediately so that it can be investigated. We will not entertain any complaint made after the holiday is completed.
- Breakage's and damage, even accidental, must be paid for by the tenant prior to departure.
