A sunny single storey detached stone built cottage (formerly the farm’s smithy), has deep set windows, with beautiful mountain and valley views to the South (over Grasmere valley, Loughrigg and Silver Howe) and looking West (to Helm Crag or the Lion and Lamb as many people know it). Looking North the view is through the picturesque farm yard up towards Dunmail Raise.
The cottage is double glazed throughout. There is a reserved car parking space right along side the lodge. There is a super sheltered sitting out area in the Lodge garden to the south side of the lodge. This gets the full sun from the early morning and it stays until very late afternoon. Garden furniture is provided and a barbeque is available. A super compact cottage for two plus a small child or baby.
The kitchen area is fully fitted and well equipped with a four ring electric cooker, fridge with small freezer compartment, coffee machine, food mixer, microwave and toaster. A super modern fitted picnic hamper is also provided in the cottage.
The living room area has a Lakeland stone open fireplace, a new TV and is furnished in traditional style.
The bedroom has a double bed with a firm comfortable mattress. There is ample storage and hanging space. It is possible to have a top quality put-u-up bed in the bedroom or have a cot in the room.
Our cottages are very popular and some weeks get booked from year to year. (Yes some of our guests have been coming for up to 10 years and some come several times a year). If you have a particular week in mind then please book early.
Lodge Facilities
This Cottage is centrally heated and is mostly double glazed. The open coal fire will be laid ready for you to light. A free hod of coal is also provided. The bed will be made up for your arrival so that all you need to bring with you are clothes, tea towels, food and beverages. If you are travelling from abroad and short of luggage space or forget, we can provide towels and tea towels. The accommodation is all on one level with only two steps from outside to the front door. Please note that this property is unfortunately not suitable for wheelchair users since the doors are not wide enough.
Amenities
We have new amenities for guests in the cottages to enjoy, a lockable bike shed, use of a large drying room, a coin operated Nordic sauna and a payphone, these are situated in the quiet deluxe (ETC graded four star) walkers’ hostel on the farm. We also have a barbecue and picnic hampers available for your use for those warm summer evenings.

Bathroom
The modern bathroom is right next to the bedroom off the hall and has a bath with shower over, WC and washbasin.
Washer & Drier
A washer/drier is located in the hall cupboard with the hot water tank. There is full central heating which is included in the quoted prices below.
Fuel Supplies
We can supply coal, (and logs when available) plus additional firelighters here on the farm. Our charges for these are based on a division of what we pay for them. At 2003-4 prices we charge £3.00 per hod of coal , £2.75 for a level skip of wood when available). These prices are subject to change.
Garden and Parking
A sunny cottage garden facing South, with superb views over Grasmere valley and the mountains beyond. It is supplied with patio furniture. Park your car in confidence right outside the Lodge front door.
Maps & Walk Plans
Maps and walk plans are loaned with pleasure from our library. We just ask for a donation towards the Tourism Conversation Partnership which helps to restore the Lakeland's footpaths, visitor access and wildlife habitats.
Short Breaks
Our cottages tend to be nearly as popular in winter as they are in summer this means that while we are happy to do short breaks for people they tend to be in short supply. Do give us a ring and see what we can do.
Babies and small children
Free loan of a pushchair is available. We can also provide a travel cot and highchair at no extra charge. Please also let us know your requirements when booking.
Telephone
Please note that at present there is no reliable reception for all mobile phones in parts of the Lake District. However our new reception telephone mast does allow Orange and Vodaphone to operate well here. There is also payphone in the Hostel foyer which all guests are welcome to use.
Outdoor Gear/Shopping
Don’t buy your outdoor gear before you come here as the Lake District has the best selection of shops you will find anywhere in Britain.

We live on the farm ourselves and manage and maintain the properties personally. We take great care to see that the properties are properly cleaned and maintained to a high standard and it is of course very reassuring to our guests that should anything go wrong during your stay we are here to put it right straight away! No absent landlords or agents to battle with!
About the three properties available
Three traditional cottages, superb location, fabulous views, on a farm in centre of the Lake District. Open fires, central heating, off road parking and dogs are welcome. Lean out of the windows, talk to the sheep, feed our chickens and ducks. Lakeland's best walks from door. Resident owners on site. Being so centrally located in the centre of the Lake District means all local attractions, services, shops and fabulous walks are so close and handy to access. We have a drying room, telephone and sauna on site for all our guests. Arrival time any time after 16.00, departure by 10.00. Cots and highchairs are free.

All linen is included in the price; dogs are £17 each per week (please let us know what breed dog you have). All you need to bring are your clothes, food, towels and tea towels; although those travelling by public transport or coming from overseas can borrow our towels and tea towels at no extra charge. We do ask those who are arriving late after 21.00 to let us know so that we can make prior arrangements with the cottages keys any and any other special requirements. We also offer wireless broadband internet connection for those wishing to bring their computers.
Broadrayne Farm Cottage sleeps 3 This whitewashed traditional Lakeland cottage has uninterrupted mountain and valley views with its own sunny private, southwest facing garden with patio furniture and reserved parking adjacent to the cottage.
The farmhouse kitchen featured in the brochure has the true farmhouse feel. The living room enjoys wonderful views and features a traditional Lakeland stone fireplace for burning wood and coal.
The upper floor has one double bedroom and one single bedroom which has its own sink. The adjacent bathroom has a bath with shower over, WC (toilet) and sink. It is fully central heated throughout. A very popular cottage and early booking is advisable. Gas is meter read and payable at end of stay. Electricity is by £1 coin meter. Four Stars has been awarded by the Tourist Board for this property. Low season £254 to High Season £415.
The Woolloft sleeps 4-5 The Woolloft is a superb conversion of a traditional Lakeland bank barn which was originally used to store fleeces. It is part of the original 17th century farm buildings. It was originally converted. by the present owners for their own use but for the last few years it has become a very popular holiday let. There are marvellous mountain views from every room in this two-storey building. The upper floor spacious living room has a superb Lakeland stone fireplace and an open beamed ceiling. The furnishings are in traditional cottage style.
