Decor: Except for vinyl flooring in the kitchen/dining room, the cottage is carpeted throughout, there is mahogany stained woodwork, white walls and ceiling, floral curtaining coordinates with bed linen etc. The kitchen area is part tiled with patterned tiling as is the bathroom. There are pictures in all the rooms mostly original works and often for sale.

Living Room - about 5m x 4.2m. Fully upholstered sofa and easy chair, occasional table An open fire and electric convector heater supplements electric storage heating. There is central lighting and standard lights, display & book shelving and books. The open staircase leads from the living room and affords a good size under stair area. The living room can accommodate two folding beds.

Dining Room/Kitchen - about 2.3m x 5m. Table with 4 dining chairs. Ample storage and worktops. 4 hob electric cooker with oven and grill, views out of 2 windows over meadowland.

Bedroom - about 4 m x 4.5 m Double bed, dressing table, built in cupboard and wardrobe.
The bedroom has room for an additional folding bed.

Bathroom - about 2.3 m x 5m. WC, wash basin and bath with over bath shower,

Heating: All rooms have electric storage heaters. There is an open fire in the living room and also a wall mounted, time control, electric convector heater which can be used instead or as well as the open fire. We supply free wood for the fire but charge for coal.

Electrical equipment: Colour TV, VCR, wireless, radio/CD player, microwave, fridge/freezer, vacuum cleaner, iron, electric blankets.

Parking The cottage is about 50m from the ample car park and there is space immediately outside the cottage for loading and unloading

Patio There is a stone flagged patio area with a bench seat and a small table. There is space for the portable barbecue.

The award-winning East Briscoe Farm Cottages are set in a beautiful, peaceful, south-facing position on a 14 acre wooded riverside estate. By High Pennine moorland and traditional farmland meadows, East Briscoe offers a wealth of interest for naturalists, cyclists and walkers.

Guests can enjoy nature walks around the estate, fishing on the estate and in nearby reservoirs, free-range eggs from the resident hens and seasonal food from the vegetable garden.

The six cottages are decorated in a comfortable style to a high standard and are very well equipped and form an ideal base for touring the North of England with the Lake District, Hadrian's Wall and York all within 90 minutes drive.

Pets are welcome in some cottages.
