Welcome to Manor House Cottages, situated in the delightful countryside of rural Suffolk.

The beautiful Yaxley Manor House is situated on the Norfolk/Suffolk border in England's countryside close to the market town of Diss. The original Manor, built for John Fanner in 1520 is of timber frame construction, clad in brickwork, lying in six acres of garden and grazing. To the rear of the Manor House is the courtyard where the barns and coach house have been converted to holiday cottages.

Our intention is to provide the very best accommodation that you would expect on holiday with an emphasis on comfort and cleanliness but also to ensure that your stay is relaxing and enjoyable. You will find a bottle of wine for you to relax and enjoy after your journey.

We are able to offer full weeks, short breaks, long weekends, and last minute breaks.

We are able to offer the following self-catering accommodation, which has received 3 and 4 star rating from the English Tourism Council.

The John Fanner Barn

(Four star accommodation.)

A spacious two-story timber framed converted barn, showing many interior beams and studs. The perfect place for a special occasion.

The ground floor consists of an entrance hall, a stylish and well designed lounge, kitchen dining area and bathroom. From the lounge a staircase leads to the open minstrels gallery on the first floor where two single beds are located. Beyond the gallery is the master bedroom, which has a king-size double bed.

The comfortably furnished sitting room has a wealth of beams, and a wood burning stove to create a cosy atmosphere.

The well equipped kitchen has a fridge, washing machine, microwave, and a full size gas cooker.

Outside the Barn, overlooking the garden, is a patio with garden furniture and BBQ.

The sitting room contains a colour television and video recorder.

The Coach House

(Four star accommodation.)

A two storey brick converted hay barn, with accomodation comprising of a comfortable well furnished sitting room with colour television and video recorder, a well equipped kitchen and dining area with full size cooker, fridge, microwave and electric toaster.

A staircase leads to the first floor, where there is a large double bedroom with king size bed, a single bedroom, and a bathroom with bath and shower.

Heating is by radiators from an oil fired boiler in an adjacent barn.

Outside there is a fully enclosed patio area with garden furniture and barbecue accessed from the French doors of the sitting room.

The Groom's and
Coachman's Cottages

(Three star accommodation.)

Two single storey brick converted stables with accomodation comprising of:

A comfortable and well furnished sitting room with colour television.

A well equipped kitchen and dining area with full sized cooker, fridge, microwave and electric toaster.

A double bedroom with double bed and a large shower room.

Heating is by radiators from an oil fired boiler in an adjacent barn. To the rear is a fully enclosed patio area with garden furniture and barbecue.

The Coachmans and Grooms Cottage are suitable for the elderly or disabled, having ramped entrances and flush shower floors.

General Information

No Additional Costs. When you visit Manor House Cottages there are no hidden costs. All services, bed linen, towels etc. are included in the rental charge. There is a laundry room with washing machine and tumble dryer

Parking. Safe parking for seven cars is in the courtyard close to your cottage.

Pets are welcome in the Grooms Cottage.

Games Room. Pool and darts are in the adjacent barn. There is a boules and croquet set, and also golf clubs for mini golf.

Fishing. Within the grounds of the Manor is a 30m by 18m pond stocked with roach, rudd and carp. Within six miles are Weybread Pits and the river Waveney, both well known for good fishing.

Golf. There are two courses close by, one at Diss and another at Bungay, both of which will allow pay and play.

Rambling. The surrounding countryside offers beautiful walks. The exceptional Thornham walks are only two miles away where you will find twelve miles of waymarked paths and walks. Surfaced paths suitable for both wheelchairs and pushchairs lead through the woodland to the recently restored walled gardens. Local OS maps are available in your cottage.

Cycling. The lanes on the Norfolk / Suffolk border provide some excellent cycling with gently rolling terrain, ensuring that it is not too strenuous ! There are published cycle routes to suit all tastes. Off road cycling is available in the Forest enterprise forests, and the Alton Water & Shotley peninsula.

Swimming. The market town of Diss (four miles away) has a good sized indoor swimming pool with gymnasium, sauna and steam room and is open to non members.

Horse Riding. At Yaxley Manor we have our own stables with DIY livery available. We are fortunate to have outstanding bridleways to ride locally, and the surrounding countryside boasts a further 30 miles.

Local Restaurants and Pubs. There are a large variety of local pubs and restaurants to suit all tastes, all within an easy reach. We can advise which are the best for quality food and atmosphere.

Local Activities. Golf, fishing (pond in the grounds), rambling, bird watching, cycling (bikes available) and swimming are all catered for locally and Yaxley Manor House is only 45 minutes from the east coast.

Theatres. Yaxley Manor House is midway between Norwich, Bury St Edmunds and Ipswich, all of whom have theatres with pre or post London productions. Our most local theatre is located in Eye (four miles away) where there is a programme to suit everyone whether it's a classic tale or concert. Furthermore, Snape Maltings, with the best acoustics in the country and the home of Benjamin Britten, is only one hour's drive away. Eye also boasts the medieval Norman Eye castle standing on the only high ground in north Suffolk. The castle is open to the public. Suffolk and Norfolk contain a rich selection of historic sites including the dramatic Framingham and Orford castles Here you can explore Suffolk and Norfolk's rich heritage.
