Emily Cottage offers 2 double, (one on ground floor adjacent to bathroom), 1 single, additional bathroom, sitting room with open fire, kitchen, dining room. A completely private south facing lawned back garden.

    EMILY COTTAGE is a typical turn-of-the-century carrstone cottage with Norfolk pantiled roof. It is located near the village church and some 200 yards from the pub serving excellent food. A very short distance away are foot paths leading across the fields to bird reserves, the sand dunes, and miles of unspoilt beaches.
    HOLME-NEXT-THE-SEA lies at the end of the great Peddars Way and is close to the North Norfolk Coastal Path. It is a tranquil spot even at the height of the holiday season and is doubly fortunate in that it is away from the main road, the A149, that bisects so many villages along the North Norfolk coast. The village is small an unspoilt. The golf course at Old Hunstanton comes virtually to the far end of the village towards the sea. Further afield, but easily accessible are resorts such as Wells, picturesque small towns such as Burnham Market, great houses such as Sandringham ( with its extensive woodland walks ) and Holkham Hall ( with the incomparable pine woods, dunes and beaches of the National Trust ), ancient monuments such as castle Rising, and numerous bird sanctuaries. There are many good restaurants, teashops and pubs in the vicinity. The nearest supermarket, cinema, banks, etc. are in Hunstanton, some three miles away, although there are nearer general stores for newspapers and groceries at Old Hunstanton and at Ringstead.
    THE COTTAGE stands well back from the road and has a carport and ample parking on the drive. The accommodation consists of three bedrooms ( two double beds and one single ), two bathrooms ( both with baths, wash basins and toilets ), kitchen, dining room ( with large pine table, Welsh dresser etc ) and sitting room. ( One double bedroom is on the ground floor, adjacent to one of the bathrooms, and forms a separate suite if necessary. ) There is a colour TV in the comfortably furnished sitting room, where there is an open fire. ( Logs and coal are available at nearby garages. ) There is a washing machine in the kitchen. The beds have duvets ( and blankets ), but duvet covers, other bed linen and towels are not provided. Electricity is metered (£1 coins). Thre are several electric fires and an immersion heater, but programmed central heateing is included in lets from October to Easter.

    THE GARDENS are a delight and extensive. In addition to the front garden, there is a larger and completely private, south-facing lawned garden at the back of the house. ( in the shed there are tables and chairs, a barbeque and games equipment. ) The back garden leads through a hedge into a large kitchen garden;nthis in turn leads into a long wood of over half an acre. There are paths through the wood, which abounds with blackberries, and there is considerable wild life.

    Recent unfortunate experience compels us to introduce a nominal breakages deposit of £50 per let. We trust that you will leave the cottage in good order and that excessive cleaning ( of e.g. cooker and barbeque ) will not be required.
